What Happens when you click the "BECOME A MEMBER" button to join?

We handle all of our member-related activities through Yahoo! groups.  Our group's name is dallasincomeproperties.  When you click below, you'll first be prompted to enter a Yahoo ID, unless you're already logged into Yahoo.  If you don't have a Yahoo ID, you'll need to sign up for one.  It provides free email as well many other useful services, so it's worth a little effort if you don't already have a Yahoo ID.  There is no charge to become Yahoo member, and they are ethical about not spamming you, so you can feel comfortable with them. 

Once you've cleared the Yahoo ID issue, you will be directed towards the "Edit Membership" part of the group.  You can access this group either through email or through the web.  If you want to receive newsletters an instant emails regarding specific opportunities, check all the options that will allow you to receive your messages by email.  Finally, submit your membership.

We'll verify that you're a real person, not a spam robot, by sending you an email that you need to reply to.  Once that's done, you can either log into http://groups.yahoo.com/groups/dallasincomeproperties or you can simply wait for the e-mail updates.

How our marketing program is different

One of our most common new-client questions is, "How is your marketing different from everybody else's?"

The income property market is a very fragmented market.  Very little MLS activity.  Few centralized listings.  In order to research and locate properties that make sense, we utilize a sophisticated, in-house computer database of all multifamily properties in the area.  This database interfaces with our marketing and analysis software in such a way that it allows us to zero in on likely prospects.

 It goes a lot further than just sending out mailings to area property owners.  For example,  we're able to concentrate on property owners who own multiple smaller properties.  You can't do this with other people's databases because you only see one property at a time.  To do more sophisticated searching, you've got to have your own database system.

Joe "wrote the book" on computer database systems, so you shouldn't be surprised to find the most sophisticated data mining operation in the area at JP Lumbley & Associates, LLC.
